Tamko Underlayment & Deck Repair: The Dallas Owner’s Guide
Tamko underlayment and deck repair in Dallas typically runs $850 to $2,400 installed, depending on how much decking has rotted and which Tamko underlayment line your roof was built with. We stock Tamko-compatible underlayment on our trucks and can match most Tamko decking repairs same week. Most Dallas homeowners find out they need this repair after a leak shows up on the ceiling, or when a roofer doing a shingle replacement lifts a section and finds soft plywood underneath. Tamko makes solid roofing products, but down here, the underlayment and the wood deck beneath it take a beating from our heat, our hailstorms, and the kind of humidity that sneaks into small gaps and stays there.
Which Tamko Models This Applies To
Tamko’s underlayment lineup includes TW Metal and Tile Underlayment, Moisture Guard, and Awaplan, each with different weights and application specs. The TW underlayment comes in rolls marked with Tamko’s product code near the selvage edge. If you have the packaging from your original install, that helps us match it exactly. If you don’t, we identify the existing underlayment by thickness, surface texture, and condition once we’re on the roof.
For deck repair, what matters is your roof deck thickness and span, not the Tamko product name above it. Most Dallas homes have either 1/2-inch or 5/8-inch plywood or OSB decking. The Tamko shingle or underlayment you have sits on top of that deck, and if the deck is gone, the underlayment fails soon after. One compatibility gotcha we see often: older Dallas homes built before 1990 sometimes have 3/8-inch decking, which no longer meets current code for most Tamko systems. If that’s what we find, the repair includes deck replacement to a thicker profile before new underlayment goes down. We use OEM Tamko underlayment when we can get it locally, and we’re straightforward with you when a quality equivalent makes more sense for your budget. Either way, you get the specs in writing before we start.

Signs Your Tamko Underlayment & Deck Repair Is Failing
- Water stains on ceilings or walls after rain. The underlayment’s job is to keep water that gets past your shingles from reaching the deck. When it’s torn, dried out, or was installed wrong, water finds the plywood and shows up inside.
- Soft spots when you walk the roof. A spongy section means the decking beneath has absorbed moisture and started to delaminate. That’s structural, not cosmetic, and it gets worse every season.
- Curling or brittle underlayment visible at the eaves. Look at your roof edge from the ground. If you see paper-like material peeling or cracking where the shingles meet the gutter line, the underlayment is likely shot along that edge.
- Granules in the gutters more than normal. Tamko shingles shed some granules over time, but a sudden heavy deposit often means water is moving under the shingles and carrying the wear layer with it. The underlayment below is taking damage while that happens.
- Mold or musty odor in the attic. A failing underlayment lets small amounts of moisture into the attic repeatedly. Over a Dallas summer, that turns into a smell you’ll notice before any visible stain appears.

AfterReplacement Cost & What’s Included
For a small deck repair with underlayment replacement on a Dallas home, expect $850 to $1,400. If we’re replacing larger sections of decking across multiple roof slopes, the range moves up to $1,800 to $2,400 or more, depending on square footage and whether we need to replace 3/8-inch decking with code-compliant 1/2-inch material. The price you get from us is a written number before any work starts. We don’t change it at the door.
Every Tamko underlayment and deck repair from Tilehurst Roofing Dallas includes the new decking material, the underlayment matched to your Tamko system, fasteners, the labor, and cleanup. It also includes a written guarantee on the repair, handed to you before the crew leaves. If the repair fails inside the guarantee period, we come back at no charge under our 365-Day Done Right Promise. That’s the Kingswell Way: say the price before the work, show up in the window we gave you, put the guarantee in writing, and come back if it fails.
DIY or Call Us?
You can safely check a few things from the ground or a ladder without pulling shingles: look at the eaves for peeling underlayment, check your gutters after a storm, and scan the attic for stains with a flashlight. But walking a Dallas roof in July to inspect decking is its own hazard, and replacing underlayment means lifting shingles, cutting out damaged deck, and re-nailing everything in the right sequence. Get that wrong and you have a larger leak than you started with. This is a repair where a bad weekend project turns into a $4,000 water-damage bill. If you think the deck is soft or the underlayment has failed, call us at (903) 499-4275. We’ll walk the roof ourselves before we quote you a number. Price before we touch it. That’s just how a roof conversation ought to start.
FAQs
Tamko underlayment is designed to last the life of the shingle above it, but in Dallas, real-world lifespan runs 12 to 20 years. Our heat accelerates drying and cracking in the underlayment layer, especially along the eaves and valleys where sun exposure is direct. If your roof is past 15 years old, the underlayment is worth inspecting even if the shingles look fine. Call (903) 499-4275 and we’ll take a look.
Small tears around vents or nails can sometimes be patched, but underlayment that has cracked along a roof slope or separated from the deck needs replacement. Patching over dry, brittle underlayment is a temporary fix that fails again, usually inside a year. If we quote you a patch, we’ll tell you why it will hold. If we quote a replacement, we’ll tell you why a patch won’t.
Most Tamko underlayment and deck repairs in Dallas are completed in one day. Larger deck replacement across multiple slopes can take two. When we quote the job, we give you a day and an arrival window, and the price is already in your hands. No open-ended timelines.
We stock Tamko-compatible underlayment on our trucks for common roof repairs, and our Dallas suppliers carry the full Tamko line when a specific product is needed. We also work with GAF, Owens Corning, CertainTeed, IKO, Atlas, and Boral products, so if your warranty calls for a specific underlayment brand, we can source it without stalling your repair. Call (903) 499-4275 for a free estimate and we’ll tell you what’s available before you decide anything.
