GAF Underlayment & Deck Repair: The Dallas Owner’s Guide

We stock and install GAF-compatible underlayment and decking repair materials across Dallas, with most underlayment replacements running $0.85 – $1.40 per square foot installed and deck repair typically $3.50 – $6.00 per square foot depending on how much sheathing has to come out. The work is usually done in a single day once we’re on-site. Most Dallas homeowners discover the problem the hard way: a shingle blows off in a spring storm, and what’s underneath looks more like crumbled particle board than a roof deck.

Here’s the part nobody explains until you’re standing in the attic with a flashlight. Your shingles are only half the roof. The underlayment below them is what actually keeps water out when wind drives rain sideways across a Dallas thunderstorm, and the decking is what holds the whole assembly together. When either one fails, you get leaks that no shingle patch will fix. If you’ve got a GAF roof that’s been up for 10+ years, the underlayment has likely seen better days, even if the shingles still look fine from the street.

The good news: this is a repair we do almost weekly, and we carry GAF FeltBuster, Deck-Armor, and Tiger Paw on the truck, plus thickness-matched CDX and OSB decking for patch work across Dallas neighborhoods from Lakewood and M Streets up through Plano and Richardson. Greg Holloway walks every roof himself before quoting a number. No ladder-side pricing games, ever.

Which GAF Models This Applies To

Underlayment and deck repair applies to nearly every GAF shingle system installed in Dallas over the last 20 years: Timberline HDZ, Timberline UHDZ, Timberline NS, and the legacy Timberline 30/40 lines. If your roofline has GAF shingles on it, the underlayment beneath them is almost certainly a GAF product or something that was spec’d to work with it. The compatibility question that actually matters is what’s under the shingles right now.

Here’s a checkable gotcha most Dallas owners run into: GAF’s high-end systems like Timberline UHDZ require a specific underlayment spec – GAF FeltBuster or Deck-Armor – to maintain the GAF warranty. If a previous contractor threw down generic #15 felt from a big-box store, the warranty on that roof is already voided, and the underlayment is likely failing faster than a proper GAF system would. We see this all the time when we peel back shingles after a leak. The shingle is a GAF product, the underlayment is not, and the two have been fighting each other for years.

OEM versus aftermarket: for underlayment, we stock genuine GAF products because the material cost difference is small and the performance in Texas heat cycles is measurably better. FeltBuster runs about 40% lighter than #30 felt while holding up better in high heat, and Deck-Armor is what GAF specs on premium installs. For decking, OEM doesn’t apply – your deck is plywood or OSB, and what matters is matching the existing thickness, usually 7/16″ OSB or 1/2″ CDX plywood. We stock both on the truck so we aren’t running to the supply house mid-job.

Signs Your GAF Underlayment & Deck Repair Is Failing

  • Leaks in the attic after heavy rain, but the shingles look fine from below. This is the classic underlayment failure. Water is getting past the shingles and the underlayment’s seal has broken down. The shingles may have 5 years of life left, but they’re sitting on a failed waterproofing layer.
  • Water stains on ceilings that appear a day or two after the storm, not during it. Water is pooling on a soft deck spot and slowly working its way down. Dallas clay soil shifts and your deck flexes; when a seam pulls loose, water finds the gap and hangs out for a while before showing itself.
  • A spongy, bouncy section of roof when you walk on it. That’s deck rot, not a cosmetic issue. Walking on it more than absolutely necessary risks a fall through the roof. It happens faster in Dallas than most markets because our summer attics hit 150+ degrees, which accelerates any water that gets trapped below the underlayment.
  • Visible dark streaks or moss-like growth along deck seams in the attic. Your deck has been wet long enough to grow fungi. The wood’s structural value is dropping as you read this, and it will not dry out and recover. It gets cut out and replaced.
  • Shingles lifting at the edges along the entire run, not just one spot. That’s usually an underlayment bond failure underneath rather than individual shingle nails popping. The shingle loses the grip it had on the underlayment, and wind working the leading edge starts lifting whole sections.

One detail we flag for Dallas specifically: our freeze-thaw cycle is tougher on underlayment than a lot of owners realize. January nights in the 20s after a December rain, then an 80-degree afternoon in March. The underlayment expands, contracts, expands, contracts, and eventually the bonds simply give up.

Replacement Cost & What’s Included

For Dallas GAF roof systems, installed underlayment replacement generally runs $0.85 – $1.40 per square foot, and deck repair runs $3.50 – $6.00 per square foot when sheathing needs to be removed and replaced. The range comes down to a few honest factors: how much underlayment is being replaced (a patch versus a full plane), what deck thickness your house was built with, whether there’s rot we don’t see until the old material comes off, and access – a 7/12 pitch in Lakewood is a different job than a 4/12 ranch in Carrollton.

Here’s what’s included in the price: removal and disposal of the old underlayment, inspection of the deck below it, replacement of any failed decking at the per-square-foot rate above, new GAF underlayment (FeltBuster synthetic or Deck-Armor, homeowner’s choice), re-nailing or replacement of damaged shingles impacted by the repair, and a written guarantee before we leave the property. You get the price before any work starts, in writing, and that price does not change once we start pulling material. If the deck underneath is worse than we could see from the surface, we take a picture and show it to you from the ladder before one extra board gets cut. No change orders. That’s the Kingswell Way: say the price before the work, then stand behind it.

Under the 365-Day Done Right Promise, if the underlayment or deck repair fails within a year, we come back and make it right at no charge. That’s written on the paperwork, not sold as an upgrade.

DIY or Call Us?

The honest split goes like this. You can safely check your attic after a hard rain with a flashlight and look for the signs listed above. You can observe stains, soft wood, and standing water. That’s useful information when you call us, and it helps you ask the right questions of any roofer.

What you should not do is peel back your GAF shingles to “take a look” at the underlayment yourself, especially on a Dallas roof that’s seen a few summers. Shingles bonded to underlayment don’t come up cleanly with a putty knife. You’ll tear the seal, you’ll likely damage the shingles you’re trying to inspect, and the re-seal will never be as strong as the original. On a steep pitch in the Texas sun, the risk isn’t worth the inspection fee you save. And if your deck is soft, walking on it is how people end up inside their own garage.

If you want us to handle it, call (903) 499-4275. Greg Holloway walks every roof personally, and you’ll get a written price before any material shows up in the driveway.
