Boral Roof Replacement in Dallas: What to Know First

As an independent Boral service provider, we replace Boral roofing systems across Dallas, and most full replacements take three to five working days once materials land. You’ll get a written line-item price before anything gets torn off: for a typical Dallas single-story, a Boral concrete or clay tile replacement runs $18 to $32 per square foot installed, with real numbers depending on your roof’s pitch, decking condition, and the specific Boral series on the house. Price before we touch it. That’s just how a roof conversation ought to start.

If you own a Boral roof in Lakewood, Preston Hollow, Lake Highlands, or anywhere else in Dallas and you’re seeing cracked tiles, leaks at the valleys, or granules washing into the gutters after every storm, this page is for you. We’re Tilehurst Roofing Dallas, led by Greg Holloway, and we walk every Boral roof ourselves before quoting a number. Call (903) 499-4275 and we’ll set a time that actually works.

How Boral Products Fail – and How We Fix Them

Every roof brand has its own fingerprints when things go wrong. Boral is no different. After years of working on Boral roofs across Dallas, we see the same patterns repeat, block by block.

  • Boral CedarLite Composite Shakes: hail fatigue and edge splitting. Dallas hail storms are rough on composite shakes, and we regularly see CedarLite shingles with cracked edges or entire tabs torn loose after a hard storm, especially on homes in Preston Hollow and parts of North Dallas. The factory finish does its job for years, but once moisture works into the composite core through a crack, the shingle starts swelling and losing its shape. Fix: full replacement with a new Boral CedarLite run or a quality architectural composite alternative, with fresh underlayment beneath, not a patch job. Patching composite shakes is a short-term band-aid that fails again inside two seasons.
  • Boral Barnstead Slate Series: underlayment failure before the slate goes. The single most misdiagnosed issue we see on Boral synthetic slate roofs is not the slate itself. The slate tiles hold up. What fails underneath is the underlayment, usually because the original install was done by a crew that rushed it or used a cheaper felt to save money. The symptom is a leak in the middle of a roof plane with no obvious tile damage. Fix: when we strip a Barnstead Slate roof, we replace the full underlayment system with a synthetic, high-temp rated membrane, then relay the Boral tiles. That is the only way to stop the leak pattern from coming back.
  • Valley flashing and sidewall flashing: the weak points on every Boral tile roof. Tile doesn’t leak. Flashings leak. That’s true for Boral concrete, clay, and composite product lines in Dallas alike. We see it specifically in the Boral VillaTile and MissionTile profiles, where heavy aesthetic tiles meet closed valleys. The original metal flashing corrodes, or the installer lapped it too short, and water runs sideways under the tile. Fix: we cut open the valley, replace with a wider-gauge metal or a closed-valley system, and reset the tile with a proper interlocking lap. Greg walks these himself before we price anything.
  • Boral BarrelTile: cracked caps from foot traffic and tree fall. Barrel-style Boral tiles on Dallas homes with mature oaks over the roofline take a beating. A branch drops, a cap cracks, and that cracked cap is now a direct water inlet. Worse, we’ve followed plenty of other contractors onto roofs where someone walked the ridge line and hairline-cracked a dozen tiles they never reported. Fix: full cap replacement along the affected ridge or hip, plus a careful tile-by-tile inspection across the field. We cost a full replacement honestly: if the field tiles are still sound, you pay for caps and the underlying ridge membrane, not a whole new roof. If they’re not, you’ll see the line-item breakdown before we start.
  • Boral Steel-Over-Deck tile systems: improper original attachment. Some Dallas builders in the early 2000s specified Boral tile over steel framing with roofing decks that didn’t account for Dallas heat expansion. The tiles themselves hold, but the fastening pattern stretches, and you get loose tiles after expansion cycles. Homeowners see “slipped” tiles high on the roof plane. Fix: lift the loose area, inspect the deck, refasten to current wind-load standards for Dallas County, and replace any cracked tiles in the same motion. We won’t glue tiles down. Glue is not a fastening system.

Our Boral Roof Replacement Process

Here’s how a Boral replacement goes with us, step by step, with no surprises buried in the middle.

  1. 1
The walk. Greg or one of our lead techs walks the entire roof with a moisture meter and a camera. We’re checking tile condition, underlayment, flashing, soffit, and decking all in one trip. If it can be repaired instead of replaced, we’ll say so and give you that price too.
  2. 2
The written quote. You get a line-item price before any work starts. No later add-on for “discovered” decking rot that was visible on day one. We price what we see, and if something genuinely hidden shows up, we stop, show you photos, and give you a new written number before we proceed.
  3. 3
Parts decision. We talk through genuine Boral replacement tile versus quality aftermarket options. If you want to preserve the manufacturer’s warranty, OEM Boral tiles matter. If you’re more concerned with cost and total system performance, we’ll show you aftermarket concrete or composite tile that meets or exceeds the spec. The choice is yours, in writing.
  4. 4
The tear-off and deck inspection. Off comes the old tile, and we go down to the deck. In Dallas, we see deck rot along eaves and valleys far more often than people expect. If any sheathing is soft or delaminated, replacement goes on the original written quote if visible, or a new written change order if hidden. You approve before a single new sheet goes down.
  5. 5
Installation and testing. New underlayment, flashings, drip edge, and tile go down with the same care we’d want on our own homes. Then we water-test the valleys and penetrations before we call it done. The crew leaves the yard cleaner than they found it.
  6. 6
Written guarantee before the crew leaves. You get the guarantee in your hand, not in an email a week later. That covers our workmanship for a full year under the 365-Day Done Right Promise. If anything isn’t right, we come back at no charge.

What Boral Roof Replacement Costs in Dallas

Straight numbers, the way Greg insists on it. Here’s what most Boral replacements run in Dallas, ballpark, before we’ve seen your roof:

  • Full Boral concrete tile replacement: $18 – $26 per square foot installed. Most Dallas ranches and two-story traditionals land between $24,000 and $48,000 total.
  • Full Boral clay tile replacement: $22 – $32 per square foot installed. Steeper pitches and complex roof lines push toward the top of that range.
  • Boral composite or synthetic slate replacement: $14 – $20 per square foot installed, depending on the series and the underlayment spec.
  • Partial Boral repair or section replacement: $1,200 – $6,000, depending on whether we’re replacing a valley, a ridge line, or a field section.

What moves the price: roof pitch, number of valleys and hips, decking condition, whether you choose OEM Boral tile or a quality aftermarket, and how much flashing work is involved. Dallas homes built in the 1990s and early 2000s with original tile roofs often need more decking work than newer builds, and that’s the biggest swing factor. Call (903) 499-4275 and we’ll give you a real number after walking your roof.

Why Dallas Homeowners Call Tilehurst Roofing Dallas for Boral Work

Boral roofs are not a one-day-and-done job, and Dallas homeowners who’ve been burned before know the difference between a quote and a commitment. We’re part of the Kingswell family of roofing companies, founded in 2000, and we operate on The Kingswell Way: say the price before the work, show up in the window we gave, leave the place cleaner than we found it, put the guarantee in writing, come back if it fails. Our guarantee is specific and plain: a full 365-Day Done Right Promise on every job, and if a repair we made fails inside that year, the second visit is free.

Our techs know Boral, but they’re also trained on GAF, Owens Corning, and CertainTeed systems, so if you want to move off Boral entirely, we can present a real comparison with real numbers. You get seven manufacturer options in total, not whatever brand happens to be stacked in the warehouse. Every call is answered by a live person, 24/7, evenings and weekends included. When Greg walks your roof, you know the number you’re hearing is based on eyes-on, not a satellite photo.
